Repairs on investment properties purchased "subject-to" or with owner-financing.
Mortgage arrears on subject-to deals.
Second lien position on deals (creative or not) where the seller requires a cash payment at closing.
First or second lien position for typical rehab projects. We specialize in deals that need additional funding to complete the rehab.
Second lien position for acquisition "entry fees".
Any type of deal that would otherwise be considered out of reach by traditional or hard money lenders. Special requests welcome!
